How far is your villa to the beach?
Our villa is approximately .7 miles from the beach (approximately a two minute drive by car or 5 minute bike ride.) There is parking for our guests available at the Disney Beach Club on the left hand side of the parking lot “Palmetto Dunes Beach Access.” Please bring your own beach towels for use at the beach. The Disney Beach Club has a small snack bar and restrooms open in the summer for Palmetto Dunes owners and guests located on the right side of beach access path up the stairs.
Where is your villa located?
The villa is located in Palmetto Dunes Plantation (located mid island) on Hilton Head Island, South Carolina, on the eastern coast (Atlantic Ocean) of the United States. Our villa sits on the 11th hole of the George Fazio Golf Course. The large deck on the back showcases sweeping views of the golf course and lagoon (where kayakers and birds often paddle by). It is conveniently located near shops, restaurants and Palmetto Dunes is across the street from the Shelter Cove mall. The address is 60 Carnoustie #991, HHI, SC29928.
How big is your villa?
It is approximately 1900 square feet on two levels.
Can you explain the layout of your villa?
Downstairs are two bedrooms and two bathrooms. The master bedroom has a king bed and daybed (twin mattress). The second bedroom has two twin beds. The living room has a full pullout sleeper sofa and chair and a half that pulls out into a twin bed from Crate and Barrel. Upstairs will be one large bedroom, bathroom and media room. The bedroom has a queen bed and daybed (with twin mattress). It can sleep 11 people. Our deck with sweeping views of the golf course and lagoon has 6 high swivel chairs and a table for outside dining and watching the golfers and kayakers go by.
How many people does your villa sleep?
We have beds to sleep 10 people comfortably. The downstairs master bedroom has a queen bed and a twin bed. The second downstairs bedroom has a queen bed and twin bed. The upstairs bedroom has two queen beds. It is the perfect layout for two families and feels very separate for privacy.
Is your pool private? Is it heated?
Our community has a newly remodeled swimming pool area with a gorgeous lagoon view from the pool. The InvernessVillage pool is only for the use of the InvernessVillage owners and guests. This makes it more private for guests. It is not heated and yes there are lounge chairs surrounding the pool for your use as well as a small baby pool. Our villa very close to the pool.
Is Hilton Head family friendly?
Absolutely! Hilton Head is known as a top family resort destination in the United States. All restaurants are casual and kid friendly.

Do your rates include any additional charges?
Our posted rates on all websites we advertise on and our personal website only exclude the required 11% accommodation and lodging tax. Our rates include the rate for the villa, housekeeping before and after your stay and free tennis on our clay courts and use of the InvernessVillage swimming pool. When is check in/check out time?
Check in time is 4pm and check out time is 10am.
How many car passes can I receive with my reservation?
Two car passes is the maximum number of cars allowed at the villa during your stay.
Is your property renovated?
Yes, we recently renovated this villa from top to bottom. All the bathrooms and the kitchen are new.
My elderly parent is coming to stay with us. Is your villa handicap accessible?
We have stairs to reach our first floor. If your parent can handle a few steps they can sleep in a bedroom on the first floor and use the corresponding bathroom. Both downstairs bedrooms have a queen bed and twin bed. The bathroom has a tub and shower but there are no handicap railings located in the bathroom, bedroom or outside the villa.
Do you accept pets at your villa? Smoking?
No, we do not accept pets and no smoking is allowed.
Do we have an outdoor grill? Outdoor area?
We do not allow outdoor grilling at this villa. We do have a deck with 6 high swivel chairs that overlooks the golf course and lagoon.
Do you offer golf or tennis packages?
We offer free tennis on our InvernessVillage tennis courts. To sign up, go to the courts and leave a note in the designated area. Courts are closed everyday for cleaning between 1-2:30pm. We do not offer golf packages. Click on our "Book Your Tee Time" tab to review golf courses and their rates.
Are there restaurants nearby?
Hilton Head has over 200 restaurants on the island. Within Palmetto Dunes, there are restaurants at the Marriott and Hilton resorts- an easy 5 minute car ride away. Across 278 (the main street of Hilton Head) from Palmetto Dunes is Shelter Cove where there are additional close by restaurants.
Are there places to shop nearby?
There are many shopping areas on the island including Wexford Village, Shelter Cove, Coligny Center, Main Street and Harbor Town. For outlet shopping try the Tanger Outlet Shopping available in Bluffton just over the bridge from Hilton Head.
